# Before You Move Your El Paso Restaurant, Check These 5 Things

A lot of restaurant owners in El Paso call us saying the same thing: sales are fine, but they think they'd do better somewhere else, or they want a second store. Sometimes moving is the right call. A lot of the time it isn't. Before you sign a new lease, here are five things worth checking.

## 1. Check Your Signage First

If people tell you they didn't know you were there, that's a signage problem before it's a location problem.

**Look at every sign you have or could have.** Your building sign, any center sign you're allowed on, your windows, and your Google listing. Read your lease for your sign rights, then ask your landlord what's open.

**Do the math.** A new sign usually costs a few thousand dollars. A move means a new build out, a new hood if you need one, and possibly paying rent on two spaces while you finish the old lease. If better signs can get you seen, start there.

## 2. Lunch and Dinner Need Different Locations

Where people work drives your lunch crowd. Where people live drives your dinner crowd. A spot that's packed at noon can be quiet at 7, and the other way around.

**You can check both for free.** The Census Bureau's OnTheMap tool shows how many people work within a mile of any address. TxDOT's traffic count map shows how many cars pass by each day. Google Maps shows when the restaurants around you are busy.

For example, around Rojas, George Dieter and Don Haskins on the east side, more than 14,000 people work within a mile, thanks to the call centers, warehouses and medical offices there. A few miles north on Zaragoza, more people live nearby, but far fewer work there. One area is built for lunch. The other is built for dinner. Know which one your business needs before you move.

## 3. Run the Rent Test

On the east side right now, restaurant space is asking around $24 a square foot and usually lands between $20 and $22, plus about $7 to $8 in NNN. That puts most spaces around $28 all in.

**Here's the quick test.** Take your yearly sales and figure out what percent goes to rent and NNN today. Then figure out what a new space would cost per month and how much more you'd need to sell to keep that same percent. If a bigger space means you need to double your sales to stay where you are, it's a bet, not a move.

## 4. Every Location Has to Stand on Its Own

The most common way growth goes wrong is a second store that leans on the first one. A small satellite with no real kitchen, food cooked somewhere else and brought over, or a space sized for sales you don't have yet.

**Each store needs its own kitchen and equipment** and has to make sense at today's sales. If you need a hood, a smoker or a walk in to do what you do, make sure the new space has room for it, and price it in before you sign.

## 5. Know Where El Paso Has Room to Grow

Some parts of town have plenty of people working and living nearby but very few restaurants in certain food types.

**Northeast El Paso.** Dyer, Hondo Pass and the Fort Bliss gates keep adding restaurants, and there's still very little space listed. Read our [Northeast restaurant space update](https://blog.anchorpointcommercial.com/blog/northeast-el-paso-restaurant-space-in-2026-whats-opening-whats-closing-and-where-to-find-a-spot) for what's opening and what's coming.

**The Montana and Airport corridor.** Lots of jobs, a central location, and new investment coming in. La Número Cuatro is opening in the former Coco Miel building near the airport, which tells you operators are betting on that stretch.

## What This Means for You

**Fix what you can first.** Signs, Google listing and catering to nearby employers cost far less than a new lease.

**Match the location to your hours.** If you're a lunch spot, stay near people at work. If you want dinner, go where people live and where nights are already busy.

**Grow when the numbers say so.** Pick a size that works at today's sales, with room for the equipment you need.

**Are you thinking about moving or opening another location this year?**

We run these checks for restaurant owners every week, and tenant representation costs you nothing because the landlord pays the broker. [Get your free El Paso restaurant site check here.](https://blog.anchorpointcommercial.com/el-paso-restaurant-space)
