If you're looking for restaurant space in Northeast El Paso, you already know the problem. The area is growing, and there's almost nothing listed. Here's what the numbers show, who is betting on the Northeast right now, and where the next spaces are coming from.

## The Short Version

We track every restaurant opening and closing in El Paso County using Texas Comptroller sales tax permits, plus closings we confirm ourselves. Here's the last 12 months in the Northeast:

- **79924 (Dyer, Hondo Pass, Transmountain):** 17 restaurants opened and 5 closed, so the zip added 12 more than it lost. New spots here mostly stay open.
- **79904 (lower Dyer, Gateway South):** 10 opened and 3 closed.
- **79934 (Sean Haggerty, McCombs north):** 5 opened and 1 closed.

All three zips are growing. 79924 is growing the fastest, and it's one of the five fastest growing restaurant zips in El Paso.

## Who Is Betting on the Northeast

National brands do their own traffic studies before they build, so where they spend money tells you a lot.

**McDonald's** opened a new building at Dyer and Tetons in March 2026.

**7 Brew** opened a drive thru coffee stand on Dyer in June 2026.

**Chick-fil-A** has a city permit for a new building with a drive thru on Dyer, and **Chipotle** has filed with the state to build out a new restaurant with a pickup lane on the same stretch.

Local groups are moving too. **Boss Tenders, Dogs and Custard** is building out a new store on Fairbanks, with state filings showing work finishing around November 2026. **Heavenly Pizza Company** opened a takeout shop on Rushing in August 2026.

## What's Working and What Isn't

**Working in 79924:** bars and lounges, dessert and snack shops, and breakfast spots are opening faster than they close.

**Struggling in 79924:** Mexican and Asian restaurants are closing faster than they open right now. That doesn't mean they can't work here. It means the next one needs a better location or a different angle than the ones that closed.

## The Real Problem: Almost No Restaurant Space

Very little second generation restaurant space ever gets listed in the Northeast. When a restaurant closes, the space usually gets taken by another operator within months, often before it hits a listing site.

So experienced operators have stopped waiting. Boss is turning a former retail suite on Fairbanks into a restaurant. Tommy's Korean Express built out about 2,100 SF of plain retail space on Dyer. Union Draft House built a new freestanding building on Transmountain in 2024.

If you can build out a kitchen in a retail suite, your options in the Northeast go way up.

## Where the Next Spaces Are Coming From

**4824 Woodrow Bean Transmountain.** A new building on Loop 375 with Jersey Mike's in the first suite and three more 1,200 SF suites available.

**McCombs and Dyer.** A new center with an 1,800 SF end cap that has a built in pickup window, marketed for quick service, dessert or takeout.

**McCombs and Gateway North.** A 10,800 SF multi tenant building is under construction, with state filings showing completion around May 2027. The suites aren't listed yet, which is the best time to ask about them.

**Dyer Street retail.** Several retail suites between Hondo Pass and Transmountain are available now and could be built out for food.

## What This Means for You

**Don't wait for a listing.** In the Northeast, the good restaurant spaces are spoken for before they're marketed. Get in front of new buildings while they're still under construction.

**Be open to a build out.** A retail suite plus a kitchen build out is how most experienced groups are getting in. Negotiate free rent and landlord help with the build out to cover that time.

**Pick your food type carefully.** Look at what's opening and closing near the site, not just traffic counts.

**Ask why the last tenant left.** Before you sign on any former restaurant space, find out what happened to the last one.

**If you're opening a second location this year, is the Northeast on your list?**

We track Northeast space before it's listed, and tenant representation costs you nothing because the landlord pays the broker. [Get your free El Paso restaurant site list here.](https://blog.anchorpointcommercial.com/el-paso-restaurant-space)
