# When a Deal Takes Longer Than Expected

Not every deal moves fast. Some take months of back-and-forth before they finally close, and that doesn't mean anything went wrong.

## A Real Timeline

One recent transaction involved a bank-required environmental review that needed its own scope of work, approval from an internal risk team, and a full report before financing could move forward.

Along the way, the bank's team requested a revised environmental report, there were follow-up calls to confirm findings, and the buyer's bank, the environmental consultant, and the title company all had to coordinate. All of that happened before a closing date could even be set.

Months after it started, the deal finally reached a scheduled closing date.

## Why Deals Like This Take So Long

**Institutional financing runs on its own schedule.** Bank risk and environmental review teams don't move at the pace of the deal. They move at the pace of their own internal process.

**Revisions happen.** A report that doesn't fully satisfy the bank's requirements the first time means another round of review before anyone can move forward.

**Coordination takes real effort.** The lender, the consultant, the title company, and both sides of the deal all need to stay aligned, and someone has to keep pushing it forward.

## What This Means If You're in a Similar Situation

**A slow deal isn't a dead deal.** Months of back-and-forth can still end in a signed closing date.

**Stay engaged, not passive.** Deals that drag often need someone actively following up instead of just waiting for the next update to arrive.

**Set expectations early.** If your deal involves bank financing and environmental review, build in real time for it from the start.
